A long-time Utah home builder, Paul Gifford is thrilled to re-enter the marketplace under their new brand, Forum Builders.
A member of the home building industry for more than 20 years, Paul has founded and grown both Sundance Homes and Flagship Homes, providing more than 3300 homes to families across Utah. Paul also founded and led the Discovery Investment Group, a real estate investment consulting agency, guiding individuals across Arizona, Nevada, and Utah to make responsible real estate investment decisions.

Serial entrepreneur Jacob Yamada has owned companies in many industries, ranging from jewelry to commercial video production to e-commerce. However, he is more excited than ever to work alongside talented and accomplished Forum Builders team in the home building industry.
A new member of the home building world, Jacob is confident that he can take all he has learned from his career and apply it to Forum Builders. Jacob is passionate about creating a home buying experience and product that each homeowner will be excited to talk to their friends, family, and peers about.
Jacob graduated in Business Strategy from the Marriott School of Business, speaks Japanese, and enjoys hiking, traveling, and cooking.
Levi Gifford has been surrounded by the entrepreneurial spirit from a young age.
Inspired by his father’s example and successes in multiple home building companies and other ventures, Levi has started a number of companies of his own. Levi is proud to have worked closely in many areas related to the home building industry, including a title company, a mortgage company, and his own landscaping and pest control companies. Levi also played football at BYU as a Safety.
As an avid hunter, devoted husband, and dedicated homebuilder, Levi brings passion and intense focus to everything he does. Levi Gifford is ready to carry on a longstanding family legacy in the home building industry with Forum Builders.
Tate developed a love for home building as a kid while helping his father and grandfather pour concrete and build porches. He is excited to join Forum Builders after working in the world of M&A and start-up business development. Prior to working in real estate, Tate structured acquisition deals ranging from $5M to $85M dollars. He also oversaw forecasting and budgeting for an equity-backed technology startup. He believes that a rising tide lifts all the boats, and he enjoys creating value by working together.
Tate graduated from BYU’s Marriott School of Management, but grew up a University of Utah fan. In his spare time, Tate enjoys playing basketball, watching football, and free-style rapping.
Lexi was born to a mother with a natural designer’s eye and a father who’s career was in home building. She grew up visiting construction sites, and vividly remembers appreciating beautiful architecture and good window placement. Lexi has since graduated from LDS Business College and has grown her love for design into a passion.
Having worked in the interior design industry since she was just sixteen years old, and most recently the Senior Interior Designer for Flagship Homes, she looks forward to continuing her professional journey with increased knowledge and refined taste. She loves what she does and is excited to help clients fall in love with design, and their homes, through her work.
Before teaming up with Forum Builders, Creed gained experience in real estate investing while working at Sundance Bay. There, he gained valuable experience in nationwide market research, asset management, and underwriting of various assets ranging from $1M - $30M in deal size. Creed oversaw placement of funds for land acquisition and development, bridge loans, and construction financing. He’s excited to now have a much more direct impact on the lifestyle and communities of Utah through developing quality neighborhoods with Forum Builders.
Creed graduated in Finance from BYU's Marriot School of Business while also playing football as a Fullback for the Cougars during his time there. He is passionate about everything he puts his mind to and knows how to be a team player. He is currently pursuing a Masters in Real Estate Development from the University of Utah, but will always be a BYU Cougar at heart.
